
When the time comes to fill out your application
make sure you are prepared.
When applying for a home loan, you’ll
need to provide a variety of documents. Below are some common
items you may be asked to produce.
- Copy of fully executed purchase contract and copy of earnest
money check (front and back).
- Residence address (including landlord phone numbers)
for the past two years.
- Names and addresses of each employer for the past two
years. Also paycheck stubs for all borrowers covering most
recent 30-day period.
- Names, account
numbers and balances of all checking,
savings and brokerage accounts. Also bank statements (must
include all pages) for the most recent two months on all
accounts.
- Past 12 months canceled checks for all mortgage payments
(front and back copies).
- W-2 forms for all borrowers for the last two years
and tax returns (copies to include original signatures).
- Statements of other income (interest, dividends, IRAs,
etc.).
- Names, account numbers, balances and monthly payments
of all monthly obligations, not including utilities.
- Addresses/leases for other real estate owned, as well
as loan information.
- Check for credit report and appraisal fees.
- If self-employed, commissioned or bonus earning individuals,
the past two years' tax returns (complete set) including
all schedules and attachments and a year-to-date profit
and loss statement.
- Borrower and Co-borrower Social Security card and picture
identification (driver's license).
- All credit cards, loans, etc. — account numbers,
balances and monthly payments.
- If refinancing, copies of warranty deed, title insurance
policy, homeowners and (if applicable) flood insurance
policy, property survey and current mortgage payment coupon.
